Renovating block paving becomes truly urgent when the surface has deteriorated to the point where it can no longer do its job. That moment is not always dramatic — the condition often worsens slowly and gradually, until one day you catch yourself stepping around the sunken patches or getting annoyed at the rocking blocks.
The tell-tale signs
A few symptoms clearly signal that it is time to act:
- Sinking and potholing: the surface has become uneven and rainwater collects in places.
- Tilted, rocking blocks: the bedding layer has shifted somewhere and the blocks have lost their support.
- Open, weedy joints: where the jointing sand has washed out, wide gaps and weeds appear.
- Worn surface: the denser top layer of the concrete block has worn away and the colour has faded.
- Spreading edges: with a missing or loosened kerb, the edge of the pavement gradually "flows" outwards.
Renovation or complete rebuild?
The key question is always whether the problem lies at the surface or in the layers beneath it. If only the joints have washed out, or the surface is merely dirty and dull, the paving can be restored with cleaning, re-jointing and perhaps sealing. But if the bedding has sunk, or water has undermined the structure, the blocks must be lifted, the base layer reinstated and the paving relaid.
The renovation steps in brief
- Thorough cleaning; removal of the old jointing material and weeds.
- Opening up the sunken or defective areas and reinstating the bedding.
- Re-fixing loose kerbs with a concrete haunch.
- Relaying the blocks and bringing the surface back to level.
- Working in fresh, weed-resistant jointing sand.
- Optional sealing to refresh the colour and protect the surface.
Prevention is the best renovation
Most major renovations could have been avoided with regular maintenance. Checking the joints once or twice a year, keeping an eye on the kerbs and making sure rainwater can drain away — essential before the heavy autumn rains in the province of Málaga — is far cheaper than lifting and relaying the whole surface a few years down the line.
If you recognise several of these signs at your property, do not put it off: paving defects only get worse with time, and an early intervention costs a fraction of a postponed complete rebuild. We repair sunken paving from €30/m² + VAT (21 %).
